Below is a summary of what to expect when you choose Palmetto Builders and Designers, Inc. to make your dream home a reality.
Introduction Phase
A simple call to our office will start the process. We will schedule a time that is convenient for you to come and meet with our President, John F. Fox, Jr. John will introduce you to our company and is eager to hear about your dream home. He will be glad to review any plans that you currently have or you may browse through our library of standard plans. You can see samples of flooring, cabinets, stone, and other materials used in construction. John can arrange for a tour of recently completed homes as well as those still under construction. He will be happy to answer any questions you may have concerning our company or the building process in general. There is no charge for this introduction phase.
Details Phase
Once you have decided that Palmetto Builders and Designers, Inc. is your contractor of choice we can dive into the details. We will schedule a second meeting at your convenience. This meeting will consist of a thorough plan review and a discussion of any plan modifications, customizations, and options. A start and finish date will be established along with pricing and allowances. A contract will then be drawn up for your review and signature. After which we will order a land survey and schedule visits to our suppliers for you to choose the fixtures, appliances, flooring, etc. A $3,000 non-refundable survey and design fee will be requested during this phase. This fee will be credited to your total construction costs during the construction phase.
Construction Phase
Construction will begin on the date established in the contract (unless otherwise noted). Our Vice President, David F. Milner, will keep you informed with as much, or little, detail as you wish throughout the construction phase. At the rough-in stage David will schedule a thorough walk-thru with you. During the walk-thru you will review the placement of electrical outlets, electrical switches, light fixtures, phone jacks, data jacks, cable jacks, plumbing fixtures, windows, doors, etc. Any changes will be noted and attended to promptly. David will be on site daily to manage every stage of construction for your new home. Payment during this phase is made via five (5) check draws on your construction loan. You will be inform when these are due so that you may contact your lender.
Closing Phase
During the Closing Phase you will be asked to participate in a final walk-thru with David to ensure that everything meets your expectations. If something isn’t right, we will fix it. At closing you will receive an information package that contains manufacturer’s warranties, user manuals, a copy of the finish schedule, and other information you should have concerning your new home. Any remaining payment will be due at this time. Once all the paperwork is signed you can stop imagining your dream home and begin enjoying it.
